  • Overview

    The Maintenance Assistant Supervisor will be responsible for activities related to the day-to -day oversight of all maintenance tasks and staff; ensuring proficiency of staff and oneself to carry out the necessary responsibilities. 

    Responsibilities

    • Ensure MANCON equipment, vehicles and workspaces are kept safe, clean, organized and operational
    • Ensure proper operation and the safe use of common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, including precision measuring instruments and electrical and electronic testing devices
    • Ensure routine and preventive maintenance is being performed for all applicable machines and equipment to ensure safety, efficiency and the longevity of equipment
    • Ensure applicable buildings are maintained to prevent deterioration and to preserve acceptable curb appeal
    • Ensures the appropriate inspection, operation, and testing of building equipment in order to meet all city code requirements
    • Diagnose mechanical and electrical problems on HVAC units and other building equipment using blueprints, wiring diagrams, repair manuals, and parts catalogs, as necessary to determination of how to correctly repair them and carry out repairs as needed
    • Performs the proper assembly, installation and the repairs of electrical wiring, electronic components, motors and pumps, pipes and plumbing systems for all machinery, and/ or building equipment
    • Ensures the inspection and maintenance of motors and belts, shafts bearings and gears, proper fluid levels, filters, and perform other maintenance actions as needed on equipment and machinery
    • Performs the proper repairs or replacement of damaged building parts and defective equipment, by the safe use of hand tools and power tools, ladders, scaffolding, and man-lifts as needed
    • Ensures staff follows MSDS requirements when using chemicals and cleaning agents
    • Ensures ALL- adheres to OSHA guidelines and other safety policies in the work place
    • Assistant Supervisor over subcontractors for properties
    • Supervise occasional off-site contract work
    • Other duties as assigned

    Qualifications

    • Prior lead or supervisory experience

    • Obtain and maintain Forklift License
    • Active Driver’s License
    • Ability to develop and maintain cooperative working relationship with staff and customers
    • Proficient in use and ability to train in Digital Multimeter to make accurate measurements

    Preferred Qualifications

     

    • Three years of experience repairing commercial HVAC systems
    • HVAC EPA Certification

     

    Physical Requirements

    Medium work - Exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.

    Work to be performed in office and warehouse settings and may include extreme hot and cold temperatures indoors and out in challenging environments including small spaces.  Have the ability to stand for extended periods of time; exhibit dexterity to use equipment; physical agility to lift and carry up to 50 pounds. Bend, to stoop, to walk and to reach overhead. Must be able to carry, place, climb and work comfortably from ladders at varying heights up to 30 feet.
